JOURNEY STEPS

1. Initial Consultation

A free, no-obligation conversation to understand your situation and goals.
We’ll discuss your plans, financial position, deposit, credit profile, and any potential challenges. This conversation helps set clear expectations and allows you to ask questions before moving forward. Consultations are held digitally via Microsoft Teams, making the process simple wherever you’re based.

2. Credit Profile Review

We review your credit position early to ensure there are no surprises when applying. I recommend obtaining a detailed multi-agency report through Checkmyfile.

3. Fact Find & Document Collection

Gathering the information lenders need to assess your application.
We collect the key information required by lenders, including income, outgoings, deposit details, and identification. Supporting documents are shared securely using our digital systems, ensuring everything is accurate and ready before submission.

4. Application Submitted

Your mortgage application is formally submitted to the selected lender.
Once the most suitable mortgage has been agreed, I submit the full application on your behalf and manage the process from this point onward.

5. Lender Review

The lender’s underwriting team reviews your application in detail. I handle all communication and respond to any additional requests to help avoid unnecessary delays.
We collect the key information required by lenders, including income, outgoings, deposit details, and identification. Supporting documents are shared securely using our digital systems, ensuring everything is accurate and ready before submission.

6. Valuation

The lender arranges a valuation of the property.
The lender instructs a valuation to confirm the property’s value and suitability. I liaise with all parties involved to keep this stage progressing smoothly.

7. Offer Issued

Your formal mortgage offer is approved.
Once the lender is satisfied, a formal mortgage offer is issued. I review the offer with you, explain the terms, and ensure everything is correct before moving forward.

8. Conveyancing & Legal Work

Legal checks and property searches are carried out.
Your solicitor carries out the legal work, including property searches, contract review, and raising enquiries with the seller’s solicitor. While the legal work progresses, I remain involved, liaising with your solicitor and lender where needed to ensure everything stays aligned ahead of exchange.

9. Exchange

Contracts are exchanged and the transaction becomes legally binding.
Once all legal checks are complete and everyone is ready, contracts are exchanged. The completion date is confirmed at this stage.

10. Completion

Funds are released and your mortgage completes.
On completion day, the lender releases the mortgage funds and ownership of the property is finalised. I remain available through to completion and beyond for any final questions or future advice.
